Services & Cost
Framing fees for a 20X20 garage conversion to ADU start at $17,000 for labor plus materials.

Labor included: All rough framing, installation of only the garage door footing, holdowns with epoxy, interior shear walls, installation of the front door and windows.

Homeowner to pay for the Epoxy Deputy inspection fee of $300 - $350

Homeowner to buy all the lumber and accessories for a complete framing installation, including doors and windows.

Bundle & Save
Elias can build 60% of a 20x20 ADU starting at $44,000. This service includes:

Installation of one footing under the garage door, including anchor bolts with epoxy

All rough framing per plan and Redgard
Installation of 3 windows and the front door (windows and door provided by the owner)

Installation of insulation

Installation of interior shear walls

Exterior stucco to cover the garage door and stucco around the new windows and front door

Installation of drywall ready to be primed and painted.

Installation of a 9,000 BTU Minisplit with a 6-year warranty
Two story ADU
Elias was the framer for this project. Along with Framing Elias provided stucco and drywall services.
Footing and Framing

Footings and Framing go hand and hand. The best way to frame the ADU is for the same contractor to install the footing and rough framing at the same time.

Save time and ask the framer to provide an estimate for the installation of Insulation.
FOOTINGS
The plans will call for a 12" or 24" Footing for a garage conversion to ADU. If you want to find out if the garage has footings watch this video. If the garage does not have a footing this is the process to take in order to pass the rough inspection
